TÜİK registered 127,410 home sales across Türkiye in August 2026. The number splits in a way that matters to anyone choosing between a finished flat and an unfinished one. First-hand sales, straight from developers, fell 4.5% year on year to 44,378. Second-hand sales dropped 19.4% to 83,032. The new-build segment lost roughly a quarter of the ground the resale market lost, and the reason is not sentiment — it is the price of money.
A gap of four times over
The two segments compete for the same buyer but offer different financing. A resale is paid in full at the deed, or funded by a bank charging 2.89% a month at the cheapest September quote — about 41% a year once compounded. A new build from a developer comes with an interest-free schedule over 24 or 36 months, which replaces the bank entirely. When credit is this expensive, the segment that carries its own financing holds its volume and the segment that depends on borrowing does not. The 4.5% against 19.4% is that mechanism, measured.
Foreign buyers keep to the same addresses
Foreigners bought 1,938 homes in August, 1.5% of the market and 0.1% more than a year earlier. Over January–August the figure reached 13,141, down 6.3% on 2025. Istanbul took 763 of last month's purchases, Antalya 599 and Mersin 143. Inside Antalya province the largest groups were Russian citizens with 226 purchases, Ukrainians with 114 and Germans with 56, out of 5,855 sales registered in the province during the month.
What the off-plan stage gives the buyer
Off-Plan-Property-Turkey.com carries 283 units under construction from Yekta Homes, starting at 135,453 dollars. The price is fixed in euros at the signing and paid in 24 or 36 interest-free instalments, with finishing included in the sum. Yekta Golden Valley in Oba has 80 listings on the site, Yekta Sungate Residence in Gazipasa 51 and Yekta Alara City Residence in Mahmutlar 26 — all of them in the districts where foreign demand concentrated last month.
A falling market is read by the headline number and understood by its split. In August the split said that what the builder finances keeps selling, and what depends on a Turkish bank does not.
