The Central Bank of the Republic of Türkiye put its residential property price index at 234.8 for July 2026 — 1.5% above June and 25% above July 2025. Adjusted for inflation the same index is down 5.1% over the year. The lira price of a flat keeps climbing at around one and a half percent a month while its value in hard currency drifts lower. For a buyer settling in euros both halves of that sentence are useful, and an unfinished building is where they combine.
What a real decline means for a euro buyer
The nominal 25% is a lira number and describes the currency, not the asset. The real figure of minus 5.1% describes the asset: measured in purchasing power, Turkish housing is cheaper than it was a year ago. The regional spread confirms it is a national pattern rather than a local one — Istanbul rose 27.7% over the year, Ankara 26.6% and Izmir 23.1%, with the widest gain at 35.5% in the eastern provinces and the narrowest at 16.4% around Balıkesir and Çanakkale.
The construction-stage discount, in figures
Two things happen at once when a contract is signed on an unfinished building. The price is fixed on the day of signature and fixed in euros, so the monthly one and a half percent of lira growth runs past the buyer rather than through him. And the balance is paid in 24 or 36 interest-free instalments while the building goes up, spreading the money across the same period in which the index climbs. A finished flat offers neither: it is paid in full at today's price, or financed at 2.89% a month.
The projects taking contracts now

Yekta Golden Valley in Oba accounts for 80 listings, among them a two-bedroom penthouse of 104 m² at 325,000 euros and a four-bedroom of 221.2 m² at 510,000 euros. Yekta Sungate Residence in Gazipasa has 51, including a two-bedroom of 104 m² at 282,000 euros. Yekta Alara City Residence in Mahmutlar has 26, among them a three-bedroom of 159.6 m² at 419,000 euros.
An index describes the past; a contract fixes the future. The distance between 25% nominal and minus 5.1% real is exactly the space in which that fixing is worth doing this year.
